Samson's Property Value Skyrockets: A Year of Massive Growth
The Perth property market is experiencing a surge, with the suburb of Samson leading the charge. In just one year, Samson's property values skyrocketed by an astonishing $500,000, catapulting it into Perth's exclusive million-dollar club. This remarkable growth is part of a broader trend, as 32 suburbs across Perth saw their median house sales exceed $1 million for the first time last year.
Samson's impressive 40.5% growth in property value, pushing the median to $1,250,000, is a testament to the area's desirability. However, it's not just Samson that's thriving. Suburbs like Peppermint Grove, Brentwood, Serpentine in the Hills, Roleystone, and Maylands have also seen significant increases, with some experiencing annual growth rates exceeding 30%.
The million-dollar club has expanded to include surprising newcomers, such as Darch, Madeley, Glen Forrest, North Lake, and Canning Vale. If the current growth rate continues, the club is projected to swell to 150 suburbs by 2026, according to Real Estate Institute of WA president Suzanne Brown. This rapid growth is attributed to the robust 13.3% median house sale price increase in Greater Perth in 2025, following a 25% surge in 2024.
Despite the overall boom, it's important to note that not all suburbs are experiencing the same level of growth. Karawara, Carmel, and Bickley have seen their values drop below the million-dollar threshold, while Mariginiup, Hovea, and Millendon have been removed from the list due to insufficient sales data. As the market continues to evolve, it's crucial to stay informed about these fluctuations.
For those struggling to afford a house, there's a creative solution: consider purchasing a pre-fabricated home from Bunnings, which can be built in just two days for up to $42,000.
